Welcome to Kitley House & Country Estate
A hidden gem of a country house
Kitley House is a historic manor house on a privately-owned estate in Devon’s stunning South Hams, overlooking the tranquil Yealm estuary and its own lake.
600 acres of parkland and woodland are exclusively yours to enjoy – the perfect venue for year-round for exclusive weddings, holidays and all manner of special celebrations.
Our food is prepared from locally-sourced ingredients, some from the estate itself. We serve all day from breakfast to dinner. Relax over a bar meal during the daytime, choose from our à la carte menu in the evenings, or settle down to a Sunday roast or afternoon tea for an indulgent weekend treat.
We’re in no doubt that Kitley’s relaxing ambience, outstanding food, friendly staff and beautiful natural surroundings will make your visit one to remember.
Rooms with a view
Our elegant first-floor State Rooms and Suites are light, spacious and airy, traditionally furnished to complement the architecture of the house. Our Classic rooms are cosily tucked under the eaves. Wherever you sleep, you’ll wake up to delightful views of the country estate and start your day with a wholesome breakfast.
Memorable food in memorable surroundings
Fresh food prepared by our chef and his team, using local ingredients, many from Kitley’s own estate. We will have dedicated dates for you to enjoy our à la carte menu for dinner, a bar lunch or indulge in a cream tea on the terrace.
Inside or outside, the perfect place to say “I do”
Kitley House is an unforgettable setting for your special day and can be exclusively yours for the duration of your celebrations. Our friendly team will ensure your wedding is everything you’re dreaming of.

We found Kitley House to be a gem hidden away within acres of woodland just waiting to be explored. The house is full of historic charm and the rooms and service were faultless. Worth the drive from London and will be returning.

The last time we stayed at Kitley House it was excellent. Service, food, entertainment - All First Class!
Kitley has a very different feel to it now. It is cosier and visibly more cared for now that it is a family run hotel. The staff are still as friendly as they have ever been but the place itself now appears to be being loved.
